A Building Operating System (BOS) can control all hardware devices in a building, connect them, and make their data and functionality available to the user. It does this by breaking down the technical silos between different building systems.

Trigrr is a BOS designed to turn any commercial building into a more efficient smart building. It connects existing building equipment, hardware devices, and software into a single global system that can help increase the efficiency of a building alongside occupant well-being and asset value. Over 80,000 devices are compatible with Trigrr including a wide range of brands and protocols that are currently used in commercial buildings providing 360-degree interoperability. To achieve an optimal level of flexibility and to avoid the need to resort to custom integrations, it is necessary to turn to a BOS with its own universal language. Trigrr has developed its own universal metalanguage making it possible to install the BOS in any building. Using this metalanguage, Trigrr can easily input information from any device which can communicate on a network into its BOS, including not only HVAC and existing BMS systems, but also centralised controls and data from lifts, IoT devices, access control systems, lights, and video and audio devices. It is able to unify the controls of these in real time without adding extra hardware, making it a low-tech approach that relies on a building’s existing technologies.

Property managers, owners, and tenants can interact with these devices using Trigrr and all data sources are aggregated in dashboards to provide in-depth energy monitoring, costs by tenant, and ESG reports. Trigrr can also facilitate building automation to increase building performance by reducing energy consumption based on the real-time needs of occupants. Using the system, users can turn off lights and screens in unoccupied offices and can send notifications when equipment is facing an error.

In addition, installing Trigrr provides 72 credits for Smart Score and requires 2-hour training of staff to be able to configure the tools. Through this solution it is possible to control the building manually or automatically depending on client preference.
