For buildings to robustly claim to be operating at net zero carbon, the energy they consume must support a transition to an entirely decarbonised energy supply sector. For all-electric buildings, which the UKGBC Whole Life Carbon Roadmap projects are likely to account for 85% of all commercial real estate by 2050, this means procuring energy that actively drives the deployment of renewable generating capacity, i.e. guarantees ‘additionality’.

In March 2021, UKGBC published Phase 1 of this guidance, which defined how energy should be procured to demonstrate such additionality. However, the availability of ‘high quality’ green tariffs and legal complexity of Power Purchase Agreements (PPAs) have been shown to be challenging for many stakeholders in the built environment.

UKGBC is now launching Phase 2 of this project, which aims to help partners navigate the increasingly complex procurement landscape by differentiating the spectrum of ‘low quality’ tariffs available, exploring engagement with energy suppliers to advance their products, improving clarity around the process of securing PPAs, and evolving the principles of additionality to be fairer to stakeholders of all scales.
